Carrying out building work in your home can feel overwhelming. For many homeowners, structural alterations are unfamiliar territory, and projects often move quickly once a builder is on site. If a contractor offers to remove a wall or alter a layout without mentioning the need for a Structural Engineer or Building Control approval, it’s understandable that you may not realise these steps are essential.
The issue often arises later – most commonly when you come to sell your property. At that point, your solicitor will request a full pack of compliance documentation, which typically includes Building Control approval and certificates such as FENSA for replacement windows. If structural work was completed without the appropriate sign-off, this can delay a sale, cause uncertainty for buyers, or even jeopardise a transaction altogether.
This is where retrospective structural design calculations become invaluable. At STL, we regularly assist homeowners by assessing completed works where structural elements – such as beams, supports, or load paths – were not formally designed or documented at the time of construction. Our role is to establish whether the structure is safe, compliant, and suitable for its intended use.
In many cases, a degree of investigation is required. This may involve getting you to open up small areas of ceiling, walls, or floors to expose concealed structural elements. These investigations allow us to accurately assess what has been installed and how loads are being transferred through the structure.
Once we have sufficient information, we can produce clear, precise structural calculations. These either confirm the adequacy of the existing structure or identify efficient and proportionate remedial strengthening measures, should they be required. This documentation can then be submitted to Building Control and used to support your solicitor pack, helping to smooth the sale process.
